Charles River Laboratories (CRL), a global drug research and development biotech, recently acquired a 21,700 sqft space adjacent to their existing Malvern, PA facility. Now leasing the entirety of the building, CRL employed master planning efforts to define how this new space would support their mission and long-term business goals. As part of the continued expansion of Biologics Testing Services the site would undergo a complete renovation to better collocated laboratory programs and improve office working conditions.
TCC was engaged to provide full project management services for this phased master plan renovation from project evaluation through occupancy and closeout. To prioritize employee office conditions and minimize disruption to existing facility operations, Phase One centered around interior demolition and extensive office space fit-out of the newly acquired wing. Having previously been separated into multiple parts of the building, office and amenity spaces were disjointed and confusing to navigate. By relocating these spaces to the new wing, facility navigation would greatly improve along with the employee experience, additionally opening the rest of the building for lab and lab support space. TCC diligently met and toured with the leadership and user groups of each department to understand optimal workflow of their lab and office spaces, optimal adjacencies, as well as needs and wants. With the design team, options were developed for leadership sign-off and approval.
Construction included creation of private offices, an open collaborative office area, huddle rooms, and an updated central lobby. The renovation prioritized employee amenities including modern dining area, break rooms, mother’s wellness room, updated conference room to showcase new technology, and employee gym. TCC managed the budget, schedule, and owner coordination for the construction phase as well as occupancy of the new space.
