Passage Bio, a genetics medicine company based in Philadelphia, PA, engaged The Carlin Collaborative for design and construction of their new Pennington, New Jersey facility. This new laboratory campus serves to evolve the standard for biotech innovation and development. As a company in the start-up phase of development, this client required not only project management services, but significant staff augmentation of their procurement department to ensure all goals were met in a timely manner.

TCC joined the project team in the midst of Phase 0 construction, taking over the management of construction, punchlist, closeout, and occupancy of the first phase of renovation. The phase 0 program centered around non-GMP lab spaces including AD and PD Labs, 49,264 sqft of Freezer Farm and Intake space, supporting office spaces, and administrative functions. These spaces were prioritized first to support the timely start-up of facility lab functions.

Phase 1 of the project included development of specialty spaces to support what was constructed in Phase 0. Program included 44,033 SF GMP Warehouse, PCR+ and PCR- Labs, Metrology Lab, and Bioassay Lab. The variety of specialized labs significantly increased the in-house capabilities of the facility. TCC oversaw design management, construction, cost control, and timely turnover of these spaces back to the client.

Just as Phase 1 supported the lab functions of Phase 0 construction, this final phase continued to expand the capabilities of the facility’s overall lab functions. The program of this phase included 2,348 SF of QC Lab offices and 3,770 SF Pilot Plant. The TCC Team managed design, documentation, and bid management in preparation for future construction of Phase 2 programming.
